Pressure washing, New Orleans metro
Pressure washing in New Orleans and the metro
Free on-site estimate within 24 hours
Mildew, algae and the green film on a north wall are a fact of life in Gulf humidity. Pressure washing takes them off a house, a fence or a driveway in a day, and it is the first step of every exterior paint job we do. We use the pressure the surface can take: soft washing for siding, stucco and painted wood, more for concrete and brick.

What is included
Every line below is on the estimate when it applies to your job. Nothing is assumed, nothing is hidden in a lump sum.
- Vinyl, wood, fiber-cement and aluminum siding, soft washed
- Brick and stucco walls
- Porches, decks, railings and gallery ceilings
- Fences, painted or stained
- Driveways, walkways, patios and pool decks
- Mildew and algae treatment where the wash alone would not hold
- Plants, light fixtures and outlets protected; windows rinsed
- The same wash as the first step of an exterior paint job, written as its own line
House washing before paint, or on its own
Every exterior repaint starts with a wash: paint applied over chalk, dust or mildew peels within a year, whatever it cost. The same wash on its own brings back a house that has turned grey or green, usually in a morning, without a drop of paint. Many homeowners in Metairie and Kenner wash the house every year or two and repaint every eight to ten; we tell you at the visit which one your house needs.
Soft washing for siding, stucco and painted wood
High pressure on siding forces water behind the boards, strips paint and etches wood. Soft washing uses low pressure and a cleaning solution that kills the mildew and algae, then a rinse. It is what we use on vinyl, wood, fiber-cement and aluminum siding, on stucco and on any painted surface. Full pressure is for concrete, brick and stone, where it is safe and it is what gets the stains out.
Driveways, walkways, patios and fences
Concrete driveways and walkways, brick patios, pool decks and wood fences are washed with a surface cleaner that leaves no stripes, with the oil and rust spots treated separately. A fence or a deck that is going to be stained is washed, left to dry and stained in the same job when you want both.

Questions about pressure washing
What people ask before they book. The price is on the written estimate, after the visit.
Can pressure washing damage my siding or my paint?
Yes, if the pressure is wrong. High pressure strips paint, etches wood and pushes water behind siding. We soft wash siding, stucco and painted wood, and keep full pressure for concrete, brick and stone.
How often should a house be washed in New Orleans?
Many houses need it every year or two: the humidity grows mildew and algae on the shaded sides faster than almost anywhere in the country. A wash is also the right first step before any exterior repaint.
Will the mildew come back?
It always does eventually in this climate. Treating the surface before the wash, rather than only blasting the growth off, slows it down considerably. A shaded north wall will show it first.
Do you wash before you paint, and is that included?
Yes. Every exterior paint estimate we write starts with the wash as its own line. If you only want the wash, you only pay for the wash.
Can you remove oil stains from my driveway?
Often, with a degreaser and hot water or a surface cleaner, though old stains that soaked into the concrete may lighten rather than disappear. We tell you at the visit what to expect.
Do I need to be home?
Not for the washing itself, as long as we have water access and the cars are moved. We prefer to walk the surfaces with you at the end.
