Exterior painting, New Orleans metro
Exterior house painting in New Orleans and the metro
Free on-site estimate within 24 hours
New Orleans weather is hard on a house: humidity, sun, mildew, and a rainy season that finds every gap in the caulk. An exterior repaint that lasts is mostly preparation. As exterior house painting contractors, we wash, scrape, sand, repair, prime and caulk before the color goes on.

Exterior house painting contractors for the New Orleans metro
An exterior painting company is only as good as its prep. On a New Orleans house the paint fails where water gets in: open joints in the siding, unprimed bare wood, a gap at the window trim, mildew under the last coat. We wash the whole house first, scrape and sand what is loose, repair soft wood, caulk every joint that moves, prime every bare spot, and only then apply two finish coats of a 100 % acrylic exterior paint. Siding, trim, shutters, doors, porches, railings, fences: each surface is its own line on the estimate.
We paint exteriors in New Orleans, Metairie, Kenner, the Westbank, Chalmette and the Northshore, grouped by area so the drive never shows on your estimate.
Painting a brick house, stucco, siding and trim
Painting a brick house is common in Metairie and Kenner, where the ranch houses are brick veneer. It works, with a breathable masonry primer and coating on a clean, dry wall, and it is hard to reverse, so we say at the visit whether your brick should be painted or washed and left alone. Stucco wants the same breathable system and the hairline cracks filled first. Wood siding, fiber-cement and aluminum each take their own primer. Trim, fascia and soffits are where the sun and the humidity do the most damage, and where most of the brush work is.
Porches get their floors and ceilings painted or stained, railings and columns included; fences and decks are washed, repaired and stained or painted in the same job when you want them.
What drives the cost of exterior painting in New Orleans
Most of the cost is preparation and access, not paint: the amount of washing, scraping and wood repair, the number of windows, doors and shutters, the height of the house and the ladders or scaffolding it needs, and the number of coats. A one-story brick ranch with painted trim and a two-story wood house with galleries are different jobs. We measure both the same way and the written estimate shows each of those lines, so you can compare it with any other quote line by line.

Questions about exterior painting
What people ask before they book. The price is on the written estimate, after the visit.
When is the best time to paint a house exterior in New Orleans?
Dry stretches. Fall through spring is usually easier than late summer. We watch the forecast and do not apply paint on a wet surface or right before rain. Hurricane season, June to November, is workable between fronts; we plan around it.
Why is exterior painting more expensive than interior?
Most of the cost is preparation and access: washing, scraping, wood repairs, caulking, priming, and ladders or scaffolding on a two-story house. The paint itself is a small part. A good estimate shows each of those lines.
How do you estimate an exterior paint job?
We measure the siding and trim, count doors, windows and shutters, note the condition of the wood and the height of the house, and list the prep each surface needs. The estimate is the sum of those lines, with the products named.
Will the paint hold up to the humidity?
Preparation decides that. Mildew gets washed off, chalk gets removed, bare wood gets primed, and the finish is a 100% acrylic exterior paint. A repaint over dirt or mildew fails early no matter what it costs.
Do you paint brick and stucco?
Yes. Both need a breathable masonry coating and a clean, dry surface. Painting brick that has never been painted is a decision to make carefully, because it is hard to reverse. We say so at the visit.
Do historic districts or HOAs limit my exterior colors?
Some New Orleans historic districts review exterior changes on the street side, and many subdivisions in Jefferson and St. Tammany have HOA color rules. Check with your district or HOA before choosing; we can help you read the rules.
